BUYING IN A SELLER'S MARKET

THREE HAPPY NEW HOME OWNERS

What a great fortnight for TILLEY PROPERTY clients, with three of our buyers now happy home owners.  Each had a very different brief and tight budgets that had little wiggle room.  Our first, a family of five planning a tree change to regional NSW: TILLEY PROPERTY helped them secure their dream home, close to the main street, in a town an easy drive to Sydney. 

Secondly, this buyer wanted a property they could renovate, or add value to.  What did we find?  A double block, north of Sydney, with a  house to renovate and a title to lift.  And finally, this week, a nervous first home buyer after a unit in a great area.  The result?  A harbour-view 2 bedroom apartment, in a fabulous neighbourhood. 

Yes, I'm a buyer's agent and this is my job, but I never underestimate what a big decision buying property is - whether it's your first home or your fifth investment.  If you'd like some guidance, advice or someone to handle the whole process for you, please get in touch. ARE YOU EXHAUSTED?

One of the few markets to be benefitting from the current national and international Covid19 situation, is the local property market. Each Monday morning, mainstream media trumpets the record-breaking auction numbers, sky-high prices and unprecedented crowds at auctions and open homes. In the last few months, I have attended open homes with queues around the block, bid at auctions with hundreds of attendees and witnessed properties that have sold even before the first open inspection.

SERVICE OPTIONS

    Option 1: FULL SEARCH & NEGOTIATION

        This is the most popular full-service option and begins with a consultation to determine your search criteria.  Our consultation allows TILLEY PROPERTY to commence a comprehensive property search, inspections, shortlisting, analysis, appraisal and negotiation of properties in selected suburbs based on your search criteria.  We liaise with the selling agents and coordinate all the necessary due diligence such as pest and building inspections, council development and strata reports, and manage the process to settlement including the very important property pre-settlement inspection.

    Option 2: NEGOTIATION ONLY

        This option is suitable if you have identified the property you wish to purchase, and would like professional assistance with the property analysis, pricing appraisal, purchasing negotiations and settlement process.  This option includes negotiation on up to three properties selected by you based on the consultation.

    Option 3: AUCTION BIDDING

        If you have identified a property that is being sold at auction and you would like professional assistance on the day of the auction, or you are unable to attend the auction, TILLEY PROPERTY can represent you and bid on your behalf.  Clearly articulated, written instructions, including the maximum price you are prepared to pay for the property, are put in place prior to auction day, and obviously written bidding authorisation is obtained to register on the day of the auction.

    Option 4: PORTFOLIO REVIEW

        This service comprises a comprehensive consultation for properties already owned by a client.  Typically, this service suits clients who wish to make a decision regarding what to do going forward with respect to a single unit or multiple properties owned.  TILLEY PROPERTY provides a detailed analysis of what the available options are as well as the pros and cons of each option.  This provides clarity enabling an informed decision to be made on the strategy best suited for your current and future position.

    Option 5: VENDOR CONSULTATION

        Selling any type of real estate can be a daunting experience for most people.  There are so many agents to choose from and different methods of selling to consider.  Although we do not sell properties, TILLEY PROPERTY can guide you through the selling process from beginning to end.  We work with many selling agents and are able to give you insider information on who the best-selling agent and toughest negotiator would be.  We will help you interview and shortlist agents, provide independent advice on what you need to do with your property in order to get the best price possible, tell you what buyers look for in the presentation of a property, explain which selling method would be best-suited to your property, how to set your reserve if selling via auction, whether to accept an offer prior to auction, and basically be your sounding board throughout the entire sales process.
